PROOF OF FRAUD & COVER-UP EXAMPLES
**BE AWARE when purchasing any home, especially a new home!** Some brokers allow agents to continue to lie about square footage and the age or year-built of a home.
Be aware and double check all inside systems, all county and MLS records, deed, and home history concerning any home, but especially newer homes built 2005-2025. Hundreds of homes built in 2012-2025 that are still sitting and have not sold are being robo-dated and advertised as 2025 homes today. Anyone can walk into these homes and verify there is not one thing dated the year they claim. In fact, there was a new construction home that closed and sold in April 2021, and the agent advertised it again as a resale built in 2022. These homes cannot be sold to the public as brand new, when they are aged and from years earlier. This is Consumer Fraud 101: The consumers, buyers, and the lenders are not getting what they were told and sold!
In several cases, agents have changed the date to a newer date, secured a buyer and sold the home, and then changed the date back to the older date to cover-up the fraud in the MLS. Thus, covering any tracks and possible toxic Chinese Drywall risks. We have seen dozens of these on record and in files dating back to 2005.
Below are just some of the thousands of homes that are or have been robo-dated newer and falsely advertised in order to get it sold and/or to cover-up any possible health risk with Chinese drywall. Many agents and consumers have been in these homes over the years. These can be verified with our records, property deeds, county and city records, and in some cases the previous listing agents, as well as agents that have been inside these homes themselves. Most are suspected to possibly have Toxic Chinese drywall.

- 405 Tuscany Circle, 35043. Built 2006. Home sat empty for 3 yrs. Agent sold as 2009 to buyers, then changed MLS records back to 2007 to cover-up. --verified all items, roof, and systems are 2006.
- 202 Creekside Ct, 35124. Built 2008. Home sat empty for 2 yrs. Agent sold as 2010--verified all items, roof, and systems are 2008.
- 3909 James Hill Circle, 35226. Built 2008--verified all items, roof and systems are 2008. Agent selling as 2009 because it sat empty for a 18 months.
- 114 Shire Circle, 35007. Agent sold as 2006. verified all items, roof and systems are 2005. Recorded Deed shows built and closed 2005.

- 3813 ALSTON CREST, Liberty Park, 35242. Home built 2004. Home sat for 2 years. Advertised and sold as 2006 to unaware lender and buyers.
- 705 BOULDER LAKE LN, Liberty Park, 35242. Home built 2007. Home sat for 2 years. agent changed year built to 2009 and sold the home to unaware lender and buyers.
- 4279 Hamlin Place, Liberty Park, 35242. Home built 2006. Home sat for 3 years. Agent rolled date 3 years to advertise it as a new 2009. Sold the home as a 2009 deceiving the lender and consumers.
- 4343 MARDEN DR, Liberty Park, 35242. Home built 2007. Home sat for 2 years. Agent rolled date to advertise it as a new 2009. Sold the home as a 2009 deceiving the lender and consumers.
- 2023 KERRY Circle, 35040. Home built 2005. Sat empty for 4 years. Agent and Builder changed date and advertised it as NEW 2009. Sold home deceiving lender and buyers when home, roof and all items were 4 years old. Agent and Builder are related and did this practice on dozens of homes on order to sell to unaware conumers.
- 403 KNIGHTSBRIDGE, 35007. Home built 2006. Sat empty for 3 years. Agent changed date and advertised it as NEW 2009, then changed it back to cover-up fraud. Sold home deceiving lender and buyers when home, roof and all items were 3-4 years old.
- 613 Restoration Drive, The Preserve, 35226. Home built 2007. Sat empty for 2 years. Agent changed date and advertised it as NEW 2009, then changed it back to cover-up fraud. Sold home deceiving lender and buyers when home, roof and all items were at least 2 years old.
- 4327 Village Green, The Preserve, 35226. Home built 2007. Sat empty for 3 years. Agent changed date and advertised it as NEW 2010, then changed it back to cover-up fraud. Sold home deceiving lender and buyers when home, roof and all items were at least 3 years old.
